Ah, the Summer blog doldrums. There's always more traffic around here in the winter for some reason.

I just can't believe people would rather play outside with their family instead of read a real estate blog? :)

Thanks! I'll get all four counties up there eventually. I'm more of a data guy; javascript is not always my friend.

I too like the summary.

For El Dorado County the Median Price and the Average Price per SQFT in the Asking Price Levels graph have definitely crossed paths.

The Avg price/SQFT trend is still falling ($220 to $209) at a constant negative rate, while the median price has remained constant (~$400k) for approximately seven (7) months.

This could mean that the mix is changing, ie the number of larger sqft homes with lower asking prices have increased.

This could mean that the mix is changing,

FYI, you can check the mix using the asking price distribution and price inventory level graphs. It looks like EDH is seeing a sharp increase in $450-$500K inventory, which may explain the cross.
