Ah, the Summer blog doldrums. There's always more traffic around here in the winter for some reason.

I too like the summary.
For El Dorado County the Median Price and the Average Price per SQFT in the Asking Price Levels graph have definitely crossed paths.
The Avg price/SQFT trend is still falling ($220 to $209) at a constant negative rate, while the median price has remained constant (~$400k) for approximately seven (7) months.
This could mean that the mix is changing, ie the number of larger sqft homes with lower asking prices have increased.

FYI, you can check the mix using the asking price distribution and price inventory level graphs. It looks like EDH is seeing a sharp increase in $450-$500K inventory, which may explain the cross.
